- - existing culture of empty/holiday/airbnb homes in coastal townships
- - the pandemic allowing city dwellers to work remotely
- - incentivising existing home owners to sell their properties at inflated market prices
- - forcing existing resident renters to move on into a low supply rental market, or out of the property market

- - the unfortunate people who lost their homes in the 2019/20 bushfires Regional areas in the rental market
- - general addiction for bigger homes resulting in an average of 87sqm floor area per person in contrast to the 30sqm 60 years ago
